On Your Mark, Get Set, GOOOOOOOO!

In between looking at Pawleys Island Real Estate, you may want to either take a break and watch or maybe even participate in today’s local event.  So with that being said ….  On your mark … get set … GO!  The Pawleys Island Kayak Race is today, July 18th 3:00 p.m. – 7:00 p.m. at the North Causeway in Pawleys Island.  If you are interested in participating, you can go to Surf The Earth and sign up.
Did you know Kayaking is distinguished from canoeing by the sitting position of the paddler and the number of blades on the paddle? A kayak is defined by the International Canoe Federation (the world sanctioning body) as a boat where the paddler faces forward, legs in front, using a double-bladed paddle. Most kayaks have closed decks, although “sit-on-top” kayaks are growing in popularity, as are inflatable kayaks which come without decks but which have air chambers surrounding the boat. I personally prefer the “sit on top” kayaks and own a couple of them myself.
A Kayak race may not be your cup of tea, but I would suggest hopping in one with a waterproof camera and enjoy the creeks of Pawleys Island. There is so much natural beauty and wildlife.  I love watching all the birds fly across the grasses waiting for their perfect catch!  If you catch the tides just right, you can literally put in at a ramp while the tides are coming in, then float to one end of the island and then wait for the tides to turn and float all the way back.  Talk about an easy breezy afternoon.  It’s a great way to relax and to take a break from reality.

The "Island Life" ... It's For Me

It’s the “Island” kind of life for me and that’s how it will always be!  I try to get on here to blog about 2-3 times a week but I find a driving force from the beach that keeps calling my name!  Plus it doesn’t help that I have three children that absolutely LOVE to surf.  I practically get woken up every morning with my toes getting tickled by my children with them begging me to bring them to the beach to surf.  I try to explain to them that the tides aren’t right or there’s too much current but they think that I am just making up excuses not to go.  So, yep … they win and we get there, unload EVERYTHING only to find out that it’s low tide and way too windy.  ”Mom, I’m cold, can we go back home?” they say.  All I can do is tell them “I told you so”, which is a child’s worst phrase that they dread hearing.  There are other things that they can do while they are there so we take walks and/or jogs to the pier and back which helps break up our days.
Living in Pawleys Island is truly a blessing because all you have to do is get out of bed to enjoy the salt life here.  I practically live in my PJ’s and bathing suits along with a pair of flip flops.  It certainly cuts down on laundry around here!  No one really cares what you look like while you’re fishing, kayaking, surfing, swimming, boating, running, paddleboarding, etc.  It’s all about living the dream “the island life”.  In the evenings, it’s nice to get a little dressed up and go catch happy hour at some of our local restaurants especially the ones off of the beaches.  Later in the evenings, we have so much entertainment that you could practically stay out until 2:00 a.m. (unfortunately not for this mom :) ).  Well, I believe you get the drift .. wake up, throw on a suit and a pair flip flops and enjoy God’s beautiful creation in Pawleys Island.

Taking a Break is a GOOD thing!

Once again, Brookgreen Gardens creates the ultimate stage for Cool Summer Evenings 2012. This season, the curtain rises on a series of exciting and varied musical offerings and activities for children. Cruises down the creek are available at 5 and 6 p.m. each evening. Tickets are $7 for adults and $4 for children in addition to garden admission.
All performances begin at 7 p.m. (except the July 4th Concert which starts at 6 p.m.) and the gardens are open until 9 p.m. Performances are free to members and are included in regular garden admission. Visitors are encouraged to bring lawn chairs and blankets to be more comfortable during the performances. No outside alcoholic beverages are permitted, and picnics must only be enjoyed at the Picnic Area near Jessamine Pond. On Wednesday and Friday evenings, the Pavilion Restaurant is open for dinner until 7 p.m. Snacks and beverages will be available for purchase at the program venue locations.  Sounds like a good time eh?

Move Out of Pawleys Island? Not A CHANCE!

As I sit sipping my “Sticky Bun” morning coffee at Pawleys Island Bakery watching the sunrise, it really made me realize how unique of a community Pawleys Island is.  I hthe sunrise, it really made me realize how unique of a community Pawleys Island is.  I have always known that it was a special place to live but something struck me differently this morning.
As a Realtor in Pawleys Island, I too have a personal property listed for sale.  I was planning on moving to Charleston to continue Managing Properties and to be closer to work but was still going to keep my license hung in Pawleys Island withReal Estate.  After spending many years on the creeks with my kayaks, witnessing a giant 200 lb. sea turtle in the ocean, catching all kinds of delicious fish, boating on the inter-coastal waterway, watching all of the beautiful sunsets, and of course spending time with all of my close friends who love to golf ... (I like to watch), it dawned on me and made me wonder ... WHY am I leaving this beautiful slice of paradise?  At first it was for the money that I was making in Charleston but then I realized that I can’t replace what I already have.   On top of all that, I have been witnessing first hand all of the closings that are taking place here.  In fact, in Spring, I personally started getting full priced offers on a couple of my properties that I had listed.
I was so excited that I went online to see what I could find in Pawleys Island that was somewhat comparable to what I was selling and to my surprise, I couldn’t find a thing that I could see my family and I living in.  Not that there weren’t any good listings, I was shocked how well all of the property values were holding and many have increased! I was looking for a DEAL which many buyers often do.  There are some great buys out there but not what I was particularly looking for.  Needless to say MY HOUSE IS OFF THE MARKET!!! I have lived in Pawleys Island for over 14 years now and I don’t see myself moving anytime soon ... if ever.  My family and I am happy here and if you are looking for a place to live an “even keel” kind of lifestyle with many adventures, Pawleys Island is the place to live.

Patience PLEASE!!!
So, "the house is sold, I'm ready to move, and if they don't...______...I'm going to..._______..."
What is it about a little pressure that causes some normally sane people to huff and puff and threaten to blow the house down?   Just because the contract is “ratified” doesn’t always mean that the deal is sealed.  There are still some hoops to jump through and some ropes to climb before the final closing date. You’re keeping your fingers crossed that the inspection will turn out fine and not be costly, waiting for the bank’s appraisal and loan approval, and on top of all that, you wonder ... should I start packing or wait until everything is a go?  Chances are, if you can keep your cool and cooperate, everything will work out just fine.  The only thing that is really out of your control is anything that has to do with the banks.  Everything else is negotiable and if you really want to sell or buy, remember to be open-minded.  What I would recommend doing is to take a deep breath, enjoy this beautiful day, go take a walk and if you live in Pawleys Island, take a walk on the beach and SMILE!

Real Estate Market to Squash Foreclosures


In a recent article that I had read stated that the golden age for foreclosure squatters may soon be coming to an end now that the $26 billion mortgage settlement has been approved.


“The settlement agreed to by the nation's five largest mortgage lenders, is expected to speed up the foreclosure process by providing stricter guidelines for the banks to follow when repossessing homes”.


The Banks involved include Bank of America, Fortune 500, JP Morgan Chase, Citibank, Wells Fargo, and Ally Financial.


The International Monetary Fund says “some optimism has returned” to the global economy as it predicts slightly faster growth.


In Pawleys Island, there have been fewer and fewer foreclosures and over all, many foreclosures have been in limbo since fall 2010. Lenders hit the pause button on foreclosures because they "were afraid that anything they did would be under a microscope," said Eric Higgins, a professor of business at Kansas State University.


As a result, homeowners who were seriously behind and delinquent on their loans have been able to stay in their homes for months and even years without making a payment. I currently manage several communities throughout Pawleys Island and even all the way down to Charleston and deal with delinquent accounts on a daily basis. Collections is a job by itself! Currently on average, it’s taking banks twice as long to foreclose on these homes than it did during “the bubble”.

It's Time to Get OFF that Fence Buyers!

Hey!!!! NOW …. is definitely the time to “get off that fence”.

With the economy being down for the last few years, many people have put off purchasing a home for different reasons. Jobs, home prices falling, banks making lending nearly impossible, media news reports, high gas prices and other reasons have all had an impact on the housing market.

With interest rates being low for the last few years, it is has not even been enough to convince people that its a good time to purchase a home. It depends on each individual’s situation but everyone has to decide for themselves.

If you plan on making a long-term purchase on a home, then it would be a smart decision to buy a home now. I see the tides changing before my own eyes with this market. I personally have actually been closing on sales these past few months when in the past, the market was quiet and had no pulse. The buyers in the past were either people transferring for work purposes, retirees, or the “bargain hunters” and when I say “bargain hunters” I mean SERIOUS, cut throat, real estate, savvy, business investors who know and understand the market. They know how to get exactly what they want and for the price that they are willing to pay.

Now that the tides are making a shift, I would personally HIGHLY suggest either pulling that trigger to buy now or if you are a seller, to hang onto your property. In the recent past, I had offers coming in for my personal property over $200,000 below bank appraised values and now, I have people actually looking at my some of my properties at full asking price! There has definitely been an increase in traffic …especially in Pawleys Islandwhich is where I reside.

Making constructive predictions in the current market is not easy at all. In the past, the huge uncertainty and overbearing gloominess made it all too easy to predict the end of the world as we know it. However, the one thing that the past tells us is that however stormy the current conditions, things will improve and more often than not, create significant opportunities.
